Welcome to the third issue of Hamton’s quarterly newsletter, “In the Loop” and our first for 2008.
Our team has had little time to celebrate the fact that all our 2007 projects are sold out and under construction, including the Rathdowne (Carlton), mgv (Malvern), Baymarque (Brighton) and Rize (Richmond).
This calendar year, we have over $200m of residential sales to achieve and early signs indicate the demand for quality property in great locations remains very bullish, despite a broader softening in economic confidence.
We are very excited about our projects for 2008, which include:
Society, South Yarra. 242 apartments located just off the most fashionable strip of Chapel Street, Society is a pioneering first for Australia – a vertical village which creates and embraces a new generation of living. Innovatively designed by Plus Architecture, Society offers a range of chic yet affordable 1 and 2 bedroom contemporary living spaces. Created for a lifestyle and design savvy generation, the building offers a sophisticated lobby culture, ground floor reception bar, the “Dining Room” restaurant, “Socialite” Bar, “Loaf” produce store and café and “Mum” laundrette. The level 10 rooftop proposes the “Blue Moon” outdoor cinema and bar, plus the Society wellbeing centre and Level 12 offers a residents-only lounge, gym, terrace and spa.
The project display suite officially opened on 1st March 2008 and due to the remarkable response construction has already commenced.
The Red Bluff, Sandringham. 35 luxury townhouses located on Beach Road and Masefield Avenue, across the road from one of Sandringham’s best beaches and within easy walking distance to the Sandringham Village and Sandringham Station. Featuring a variety of types and sizes designed by Rothe Lowman, the majority of houses feature basement car parking and rooftop terraces, some with 180 degree views across the bay. We secured our planning permit for this project late last year, marketing will commence mid-2008 and we are currently accepting registrations of interest from prospective purchasers.
Mandalay, Malvern. 60 independent living apartments custom designed for active retirees by SJB Architects, located in Elizabeth Street, Malvern. Our Mandalay division heralds the formation by Hamton of a new operating division headed by our newly appointed retirement director, Gabby Fitzgerald, formerly of Primelife. Mandalay has been developed to fill the gap for specialist boutique and premium retirement developments that focus on prestige and quality over volume. We expect that Mandalay’s exclusivity and high development standards will represent a fresh approach in the world of large corporate retirement development and will see Hamton enter a new and important era in its growth. Sales at Mandalay Malvern have commenced and the project display suite opened in mid-February.
Stonington, Malvern. Immediately adjacent to one of Australia’s finest mansions, the Stonington gardens are set to become the centrepiece for a mix of traditional and contemporary new homes, designed by Demaine Partnership and Rothe Lowman, including luxury apartments, residences, terraces and townhomes. We secured the Heritage Victoria permit for this project in late 2007 and have now received Council’s notice of decision to issue a town planning permit. This project will commence marketing in mid-2008 and we will shortly commence a formal registration of interest campaign.

Central Park, Coburg. Located just eight kilometres north of the Melbourne CBD, the 1.2 hectare residential-zoned site (formerly Coburg High School) is located adjacent to a major parkland and leisure and aquatic centre. The site is less than 200 metres from the busy Sydney Road retail strip, with its supermarket, shops, cafes and the Coburg railway station, bus and tram hubs. Significantly, the site also falls within the Coburg Principal Activity Centre (under Melbourne 2030 policy) and is one of just four major private land holdings within the recently announced Coburg Initiative. This project marks our first joint venture with Macquarie Real Estate Equity Funds and we look forward to building on that important relationship on future projects.
This will be a very exciting and challenging year for Hamton during which, more than ever before, we will need the ongoing support of our staff, consultants, clients, friends and family.
