We understand that Stonington mansion has set the new record sale price for Victoria. The sale is conditional upon favourable planning outcomes for the former 3 hectare Deakin University, Toorak Campus site, which we agreed to purchase (in a joint venture with ISPT) in December last year.
Hamton is currently undertaking an extensive planning and consultation process with the City of Stonnington, Heritage Victoria and the local community to achieve a desirable outcome for all involved. Hamton plan on including a variety of home options across the 3 hectare site.
It has been in the imagination of four diverse minds and now The Shire Café has finally come to fruition (well, almost!) – set to open its doors on October 11th. The Shire Café will form the final stage of Hamton's recently completed award winning residential development, Abito, 69 Victoria Street, Fitzroy.
Mark Munro (Head Chef), brothers Steve and Ben Buxton and football identity Mark Coughlan have created a bar that will establish a shining light in the already thriving Fitzroy food and beverage scene, only moments away from the retail hub of Brunswick Street. The Shire will be a fully licensed café, bar and produce store. Simple, organic and home-style dishes will be the order of the day and a tapas type menu of an evening can be enjoyed over a glass of red by the fireplace. The partners believe in making the café an affordable option and have a long term vision to create a rapport with locals and provide excellent value for money.
Hamton has recently sold a stunning luxury apartment in its Carlton development for an undisclosed price in excess of $2,000,000.
The apartment saw the consolidation of two medium sized two bedroom apartments into one larger apartment in a trend that has recently been seen throughout Melbourne. Empty nesters in particular have been responsible in the more affluent inner city suburbs such as Carlton, East Melbourne and Jolimont, for buying apartments side by side and having developers join them into larger apartments to cater for a lifestyle that until now in Melbourne’s apartment scene has been largely ignored.
In recognising this trend, Hamton has proactively modified the design of The Rathdowne to target this market cohort. What was originally 18 apartments in this beautiful building is now 14, with a number of apartments being consolidated, including the remaining penthouse.
The apartment sold featured high ceilings, stunning park and city views, timber floorboards, high end Miele appliances, and a very high level of general finishes and fixtures.
The Rathdowne, Carlton is a significant development that blends an Edwardian facade with modern interiors, all within walking distance of the CBD and Lygon Street. We currently have two luxury apartments (priced at $692,000 and $2.1 million) remaining for sale, if you would like further information please contact Scott McElroy of Hocking Stuart on 0411 889 972.
Hamton are pleased to announce their new development frontier – retirement living. Plans are currently being finalised for this newly proposed development of 60 high end living apartments.
Featuring spacious apartments and superbly appointed amenities, the project has been designed to capture the essence of natural light into every space and will reflect Malvern living at its finest.
The formal release and launch is currently being planned for the end of 2007. To register your interest and be among the first to receive details on the project when they become available please register your details by clicking here.
In association with mypropertyinvestment.com.au, Hamton has sponsored the most extensive and comprehensive residential rental vacancy analysis of the Melbourne market to date. The data measures vacancy rates for all suburbs and the survey includes more than 10,000 rental properties.
The research has found that with vacancy rates across Melbourne around 1.0% there is an acute shortage of 1 and 2 bedroom apartments. This is about 40% lower than the overall Melbourne Vacancy Rate of 1.89%. In July there were only 1,550 vacant 1 and 2 bed apartments out of an estimated rental pool of 150,000.
Hamton and mypropertyinvestment.com.au will be releasing quarterly reports for the benefit of our clients. We hope this information will assist our purchasers to make an informed choice about their next type of purchase and the location in which they purchase.
