MGV Makes Living Easy
Monday, 02 October 2006
Demand for quality apartments in the Malvern area has been in short supply, that is, until now. Hamton Property Group’s boutique residential development, ‘Malverngrove’ (mgv) was released earlier this year, finally satisfying a 15-year shortage of high-end apartment living in the area.
Having already sold an outstanding 51 per cent of its 67 apartments, it seems local buyers finally have what they’ve been waiting for.
Located off Malvern Road on the former MECWA site in Elizabeth Street, the $30million mgv project will be built across four separate buildings which range between two and three levels and are currently under construction.
According to Hamton, the majority of sales have come from the Malvern area and surrounding suburbs and the project has been praised for its classical yet modern design features and quality fixtures.
Award winning architects SJB have designed the apartment project which includes one and two bedroom formats perfect for young professionals and older couples wishing to scale down to a more manageable low maintenance lifestyle. Extra large courtyards come with many of the apartments while spacious balconies are a major feature of others.
Having cited position as her number one criteria when looking to downsize, Susan Cummings was so thrilled to find mgv, the former scientist made an uncharacteristic impulse decision to buy at mgv the same day she saw the plans.
“ Having lived in Armadale for 25 years, position was number my one criterion. Of course too, as one is planning retirement, price was also an important factor. Furthermore, the high quality finish of the building and interior was important as is security and that my apartment is single storey living.
“ I was fortunate that my son-in-law is in the commercial building industry so he was able to give me assurances on the architects and developers. Two essential criteria to suit my lifestyle were accommodated – a bath and a garden for my beautiful Bichons.”
Hamton Joint Managing Director, Steve Buxton said sales were above average for many other developments of its kind mostly due to Hamton’s detailed research into location.
“ Our research indicated a severe lack of supply in Malvern so we formed a view that there would be many locals that were frustrated by a lack of quality boutique style apartments in their local areas.
“ Malvern is traditionally a white collar suburb favouring large family homes and the apartment stock there is largely more than 15years old. Mgv has been designed to fill a gap, providing buyers an alternative ideal for young professionals with busy lives, out-of- towners seeking a ‘city pad’, and empty nesters keen to downsize but remain in their local area,” Mr Buxton said.
Apartments are selling from $370,000 to $650,000.
Named after trees known to the Malvern area and set to be planted on the site, Whitecedar (10 apartments), Magnolia (20 apartments), Maple (16 apartments) and Elm (21 apartments); offer distinctive designs to suit market segments, each with its own frontage and private garden or terrace.
The mgv sales suite, located on the corner of Malvern Road and Elizabeth Street in Malvern, is open Tuesdays and Wednesdays from 1pm to 5pm, and Saturdays and Sundays 12pm to 2pm.
